  • Are there any additional costs to the rent?

    Depending on the property and length of your stay there could be additional costs. Utility fees, such as gas, heating, water, electricity, sewage, Internet, telephone, TV service charges are usually not included in the monthly and longer rental rates. Also, small maintenance such as replacing light bulbs or any repairs that are not caused by normal wear and tear are the responsibility of the tenant.

  • In case I'm relocated before the expiry of the lease, is there any possibility to terminate the contract?

    Yes, if your employment in Thailand ends or you are relocated, The lease/contract includes an 'Expatriate Clause' that states you may terminate the contract by giving one months’ notice to us in writing.

  • How much is the security deposit?

    Security Deposit (refundable)                                 
    - Daily, weekly & Monthly: Equal to rental amount                                
    - Other rental terms : Equivalent of 2 months rent will be held as a security deposit   - Payment by cash only    

     

  • Can I keep pets?

    Generally pets are not allowed but in some circumstances mypattayaplace may allow certain pets. It will usually require an additional security deposit to cover any incidents arising from damage caused by the pet. Please keep in mind that the keeping of any pets without approval can be grounds for termination of the lease.

  • What about insurance?

    We advise our tenants to take out comprehensive Travel cancellation and protection insurance from a reputable firm in your home country to cater for any unforeseen circumstances which might arise including accident, illness or any other matters beyond your reasonable control. We also recommend you to consider an insurance that covers damages or loss of property.

    Although your security deposit could cover minor damages to the property, it won't cover any major damage that exceeds the amount you paid as a security deposit. 

  • How do I pay?

    Payments can be made by bank transfer or by cash at our office. We will notify you of the amount due and agree with you on the terms of payment.

    Security deposits need to be paid in cash, either in THB, USD or EUR as under normal circumstances this will be refunded after you check-out.

  • What are check in and check out times?

    We will try to be as flexible as possible but as a general rule Check in should be no earlier than 2pm and check out should be prior to 12am on your day of departure. Excess of these times could incur an additional full days rental cost. We try to be as flexible as we can with these times, If you feel you will exceed the times noted, please make your requirements known to us at the time of booking or before your departure, and if we can arrange it we of course will do so.

  • Is the security deposit deducted from the final rental payment?

    No, the security deposit is paid in addition to the rental amount. The security deposit will not be deducted from the final balance.

  • When is my security deposit returned?

    Your security deposit will be returned after the exit inspection has been completed and we have checked that there are no outstanding utility/service bills. If everything is fine you could possibly receive your security deposit back the day you vacate but generally you will receive your funds within a couple weeks. We will transfer your funds to whichever account you designate.

  • What is the electricity voltage?

    The current in Thailand is 220V, please check your appliance before plugging it in to ensure compability.
